R-88-602 e e- CITY OF CLERMONT RESOLUTIONS No. 602 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF LAKE COUNTY, FLORIDA GRANTING A CONDITIONAL USE ALLOW CONSTRUCTION OF 12,364 SQ. FT. STRUCTURE INDUSTRIAL DISTRICT. CLERMONT, PERMIT TO IN THE M-1 WHEREAS, the Planning and Zoning Commission of the City of Clermont, Lake County, Florida at a meeting held September 7, 1988 recommended approval of the Conditional Use Permit to allow construction of a 12, 364 sq. ft. structure in the M-l Industrial District at the following location: 1060 West Highway 50 W 1/2 of Lot 17, and all of Lots 14, 16, 18, 19, 20, 21, and 22 in Block 111 in Sunset Park, and that part of Block 125-A lying north of SR 50. and that part of abandoned Broome Street lying between said Block 125-A and said lots 14 through 22, of said block 111. The City Council deems it advisable in general welfare of the City of Clermont, grant the Conditional Use Permit; the interest of the Lake County, Florida to NOW THEREFORE BE IT RESOLVED by the City Council of the City of Clermont, Lake County, Florida that: SECTION ~ The application for a Conditional Use Permit to allow con- struction of 12,364 sq. ft. structure in the M-1 Industrial District be granted subject to the fOllowing conditions: CONDITIONS: 1. The property must be developed in substantial accordance with an approved site plan. 2. If, at a future date, parking at this site proves inade- quate, the applicant understands and agrees that the City may require additional parking or rescind this Conditional Use Permit. 3. No further expansion of the use or additions facility shall be permitted except as approved by Conditional Use Permit. to this another 4. All applicable rules and regulations shall be met, including final site plan approval, landscaping, drainage, parking and sign regulations, and all yard setbacks. All required landscaping must be served with a permanent irrigation system and must be properly maintained. The drainage and stormwater retention requirements of the appropriate regulatory agencies must be met, and approved by the City Engineer. These areas must be properly maintained. 5. This property may be used only for Light Manufacturing and Warehousing facility only. No other business operation may be conducted from this facility. This Conditional Use Permit is not transferable to any other business use, person or corporation. e e CITY OF CLERMONT RESOLUTIONS RESOLUTION 602 6. The final Certificate of Occupancy cannot be issued until each of the stated conditions has been met. 7. This permit shall expire if construction has not begun within one year of the date of this Conditional Use Permit. 8. If any of the stated conditions are violated, tha applicant understands and agrees that the City Council may revoke this Conditional Use Permit by resolution.
