R-88-591 e e CITY OF CLERMONT RESOLUTIONS No. 591 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA GRANTING A CONDITIONAL USE PERMIT TO AMEND CONDITIONAL USE PERMIT (RESOLUTION NO. 577) GRANTED FEBRUARY 9, 1988. WHEREAS, the Planning and Zoning Commission of the City of Clermont, Lake County, Florida at a meeting held August 2, 1988 recommended approval of the Conditional Use Permit to amend Conditional Use Permit (Resolution No. 577) granted February 9, 1988 by amending Condition No. 5 to allow PROFESSIONAL OFFICES" only, and to delete Condition No.6. 6. Creation of a loading area utilizing the three (3) parking spaces at the northeastern portion of the parking area. This area shall be properly designated a such and the owner shall be responsible for the illegal parking of customers or employees vehicles in the area. LOCATION: City Block 73, Lots 18, 19, and south 90' of Lot 17. The City Council deems it advisable in general welfare of the City of Clermont, grant the Conditional Use Permit; the interest of the Lake County, Florida to NOW THEREFORE BE IT RESOLVED by the City Council of the City of Clermont, Lake County, Florida that: SECTION h The application for a Conditional Use Permit to amend Conditional Use Permit (Resolution No. 577) granted February 9, 1988, be granted subject to the following conditions: CONDITIONS: 1. The property must be developed in substantial accordance with an approved site plan. 2. If, at a future date, parking at this site proves inade- quate, the applicant understands and agrees that the City may require additional parking or rescind this Conditional Use Permit. 3. No further expansion of the use or additions facility shall be permitted except as approved by Conditional Use Permit. to this another 4. All applicable rules and regulations shall be met, including final site plan approval, landscaping, drainage, parking and sign regulations, and all yard setbacks. A variance is granted for a rear yard set back of 17 feet and the east side yard set of 8 feet. All landscaping must be served with a permanent irrigation system and must be properly maintained. The drainage and stormwater retention requirements of the appropriate regulatory agencies must be met, and approved by the City Engineer. No other business operation may be conducted from this facility. This Conditional Use Permit is not transferable to any other business use, person or corporation. 6. The two large trees near the eastern boundary of the property must be preserved. 7. Property will be developed and utilized with a minimum of two units and a maximum of five units. 8. If any of the stated conditions is violated, the applicant understands and agrees that the city Council may revoke this Conditional Use Permit by resolution.
