R-87-550~: ~ • • CITY OF CLERMONT RES®LUTI()NS No. 550 A RESOLUTION .OF THE CITY COUNCIL OF THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA GRANTING A CONDITIONAL USE PERMIT TO ALLOW EXPANSION OF THE PLAYGROUND AND PARKING AREA IN THE C-1 LIGHT COMMERCIAL DISTRICT IN THE C-2 GENERAL COMMERCIAL DISTRICT WHEREAS, the Planning and Zoning Commission of the City of Clermont, Lake County, Florida at a meeting held April 7, 1987, recommended approval of the Conditional Use Permit to allow expansion of the playground and parking area, located in the C-1 Light Commercial District and the C-2 General Commercial District at the following location: Clermont Lots 1 to 10 Including Block 84 north of Highway 50, and the north 145 feet of lots 11., 12, 13, Block 73 The City Council deems it advisable in the interest of the general welfare of the City of Clermont, Lake County, Florida to grant the Conditional Use Permit; NOW THEREFORE BE IT RESOLVED by the City Council of the City of Clermont, Lake County, Florida that: SECTION 1. The application for a Conditional Use Permit to allow the expansion of the playground and parking area in the C-1 Light Commercial District and the C-2 General Commercial Zoning District be granted subject to the following conditions: 1. The property must be developed in substantial accordance with an approved site plan. 2. If, at a future date, parking at this site proves inade- quate, the applicant understands and agrees that the City may require additional parking or rescind this CUP. 3. No further expansion of the use or additions to this facility shall be permitted except as approved by another CUP. 4. All applicable rules and regulations shall be met, including final site plan approval, landscaping, drainage, parking and sign regulations, and all yard setbacks. All required landscaping must be served with a permanent irrigation system and must be properly maintained. The drainage and stormwater retention requirements of the appropriate regulatory agencies must be met, and approved by the City Engineer. These areas must be properly maintained. 5. This property may be used for church related purposes only. No other use may be conducted from this facility. This CUP is not transferable to any other business use, person or corporation. 6. The final Certificate of Occupancy cannot be issued until each of the stated conditions has been met. 1 CITY OF CLERMONT RESOLU~IOI~TS RESOLUTION NO. 550 7. This pe"rmit shall expire if construction has not begun within one (1) year of the date of this Conditional Use Permit. 8. If any of the stated conditions are violated, the applicant understands and agrees the the City Council may revoke this Conditional Use Permit. 9. Construct a sidewalk along the western right-of-way boundary of Seventh Street from Broome Street to Highway 50. 10. Project may be phased upon staff approval. 11. A chain link fence, up to ten (10) feet in height, shall be placed along the south property line of the proposed playground, with a vegatative buffer placed on the south side of the fence. 12. Parking spaces to be delinated. 13. Grass parking will be permitted. 14. Pave all entrances and exits. 15. Traffic Design of parking lot subject to City Engineer approval.
