AN ORDINANCE OF THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA
AMENDING THE CITY OF CLERMONT COMPREHENSIVE PLAN AND FUTURE LAND
USE MAP, AS ATTACHED TO ORDINANCE 168-M ADOPTING THE
COMPREHENSIVE PLAN AND FUTURE LAND USE MAP FOR THE CITY OF
CLERMONT, PROVIDING FOR SEVERABILITY, PROVIDING FOR AN EFFECTIVE
DATE, AND PROVIDING FOR PUBLICATION.
The City Council of the City of Clermont, Lake County, Florida
hereby ordains that
SECTION 1.
The official Comprehensive Plan and Future Land Use Map of the
City of Clermont, Lake County, Florida are hereby amended as
follows:
1. Add as permitted Land Uses for District UD-5
A. Nursing home facilities, professional offices and
retail businesses, as a Planned Unit Development only.
B. New residential development will be limited to a
maximum of eight (8) dwelling units per acre, except
under a Planned Unit Development, when an increase of
up to twelve (12) units an acre could be considered.
2. Change the following described property from Land Use
District ERD-2 to Land Use District NED-3:
The east side of East Avenue, south to and including Lot 18,
Block 9 Sunnyside Unit, and North to Highway 50.
3. Add as a permitted Land Use for District NED-3:
A. Retail Sales
Section 2.
Al l ordinances or parts of this ordinance in conf 1 ict herewith
are hereby repealed. Should any section or part of this section
be declared invalid by any court of competent jurisdiction, such
ajudications shall not apply or affect any other provision of
this ordinance, except to the extent that the entire section or
part of the section may be inseparable in meaning and effect from
the section to which such holding shall apply.
Section 3.
This ordinance shall be published as provided by law and it shall
become law and shall take effect upon adoption.
