ANNEXATION AGREEMENT
THIS AGREEMENT, by and between the City of Clermont, Lake County,
Florida, a Municipal Corporation, ("CitY') and Dixie E. Royal, Jr. and David S. Royal,
("Owner") .
WHEREAS, "Owner" has requested "CitY' to annex certain lands into the
corporate boundaries of "CitY', and
WHEREAS, the parties have reached an agreement as to development of said
lands.
NOW THEREFORE, in consideration of the mutual covenants and conditions
contained herein, the parties agree as follows:
1.
"Owner" has submitted an application for annexation of certain lands into the
corporate boundaries of "CitY', said lands described in Exhibit "A" attached hereto.
2.
In the event of annexation of said lands, "City" agrees that the lands shall be
zoned an R-1 classification subject to the following conditions which "Owner" has
agreed to follow:
a.
All requirements of R-1 zoning classification shall be met by "Owner"
with the exception of the front footage requirement at the building setback line
of lots which shall be set at eighty (80) feet and the total square footage of lots
shall be 10,000 square feet.
b.
All other land development regulations shall be met.

3.
This agreement is subject to and conditioned upon the annexation of the
above-lands into the "City".
