AN ORDINANCE UNDER THE CODE OF ORDINANCES OF THE CITY OF
CLERMONT, LAKE COUNTY, FLORIDA AMENDING THE OFFICIAL ZONING MAP
OF THE CITY OF CLERMONT, REFERRED TO IN CHAPTER 122 OF ORDINANCE NO.
289-C, CODE OF ORDINANCES; REZONING THE REAL PROPERTIES DESCRIBED
HEREIN AS SHOWN BELOW, PROVIDING FOR SEVERABILITY, PROVIDING FOR AN
EFFECTIVE DATE AND PROVIDING FOR PUBLICATION.
The City Council of the City of Clermont, Lake County, Florida hereby ordains that:
SECTION 1:
The official Zoning Map of the City of Clermont, Lake County, Florida referred to in Chapter 122 of
• Ordinance No.289-C, Code of Ordinances, is hereby amended by rezoning the following described
property as shown:
LEGAL DESCRIPTION
Beginning at the South'/4 corner of Section 10, Township 23 South, Range 26 East, Lake County,
Florida, thence run N 00°40'01" E along the West line of the Southeast 1/4 of said Section 10 for a
distance of 1327.27 feet to the Northwest corner of the Southwest 1/4 of said Southeast'/4; thence run
S 89°58'48" E along the North line of said Southwest 1/a of the Southeast 1/4 for a distance of
1334.07 feet to the West line of the East'/2 of the Southeast 1/4 for a distance of 1294.97 feet to the
South right of way line of Hartwood Marsh Road per O.R.B. 393, Page 933, Public Records of Lake
County, Florida; thence run N 89'59" E along said South right of way line for a distance of 335.01
feet; thence leaving the South right of way line run S 00°00' 39" E for a distance of 147 feet; thence
run S 89°59'21" W for a distance of 96.68 feet; thence run S 00°00'39" E for a distance of 50.00
feet; thence run S 89°59'21" W for a distance
of 26.39 feet to the beginning of a tangent curve concave to the Southeast and having a radius of
25.00 feet; thence run Southwesterly along the arc of said curve for a distance of 38.92 feet through a
central angle of 89° 12' 17" to the end of said curve; thence run S 00°47'04" W for a distance of
1196.06 feet to the beginning of a tangent curve concave to the Northeast and having a radius of
25.00 feet; thence run Southeasterly along the arc of said curve for a distance of 39.59 feet through a
• central angle of 90°44'.02" to the end of said curve; thence run S 00°03'02" W for a distance of
50.00 feet; thence run N 89°56'58" W for a distance of 170.51 feet to the beginning of a tangent
curve concave to the Southeast and having a radius of 25.00 feet; thence run Southwesterly along the
arc of said curve for a distance of 39.14 feet through a central angle of 89°42'38" to the end of said

thence run Northeasterly along the arc of said curve for a distance of 39.14 feet through a central
angle of 89°42'38" to the end of said curve; thence run S 89°56'58" E for a distance of 132.51 feet;
thence run S 00°03'02" W for a distance of 140.00 feet; thence run N 89°56'58" W for a distance of
158.09 feet: thence run S 00°20'24" W for a distance of 114.88 feet to the beginning of a tangent
curve concave to the Northeast and having a radius of 25.00 feet; thence fun Southeasterly along the
arc of said curve for a distance of 39.40 feet through a central angle of 90°17'22" to the end of said
curve; thence run S 89°56'58" E for a distance of 3.88 feet; thence run S 00°03'02" W for a distance
of 190.00 feet to the South line of the aforesaid Southeast 1/a; thence run N 89°56' S 8" W along said
South line for a distance of 1394.15 feet to the Point of Beginning.

SECTION 2:
All Ordinances or parts of this Ordinance in conflict herewith are hereby repealed.
SECTION 3:
Should any section or part of this section be declared invalid by any court of competent
jurisdiction, such adjudications shall not apply to or affect any other provision of this Ordinance,
except to the extent that the entire section or part of the section may be inseparable in meaning and
effect from the section to which such holding shall apply.
SECTION 4:
The provisions of this ordinance shall be effective as provided by law.
