AN ORDINANCE UNDER THE CODE OF ORDINANCES OF THE CITY OF
CLERMONT, LAKE COUNTY, FLORIDA AMENDING THE OFFICIAL ZONING MAP
OF THE CITY OF CLERMONT, REFERRED TO IN CHAPTER 122 OF ORDINANCE NO.
289-C, CODE OF ORDINANCES; REZONING THE REAL PROPERTIES DESCRIBED
HEREIN AS SHOWN BELOW, PROVIDING FOR SEVERABILITY, PROVIDING FOR AN
EFFECTIVE DATE AND PROVIDING FOR PUBLICATION.
The City Council of the City of Clermont, Lake County, Florida hereby ordains that:
SECTION 1:
The official Zoning Map of the City of Clermont, Lake County, Florida referred to in Chapter 122 of
Ordinance No.289-C, Code of Ordinances, is hereby amended by rezoning the following described
property as shown:
LEGAL DESCRIPTION
Commence at the Southwest corner of Lot 2 of the CLERMONT TOWN CENTER
ADDITION, according to the plat thereof as recorded in Plat Book 45, Page 96 and 97
in the Public Records of Lake County, Florida and run South 89° 25'59" East, along the
South line of said Lot 2, for a distance of 355.39 feet to the POINT OF BEGINNING;
thence run North 00°00'00" East for a distance of 114.12 feet; thence run North
04°55'57" East for a distance of 493.95 feet to the North line of said Lot 2; thence run
South 89°25'59" East, along said North line, for a distance of 213.28 feet to the
Northeast corner of said Lot 2; thence run South 00°28'09" East, along the East fine of
said Lot 2, for a distance of 581.27 feet to a point of curvature of a curve concave
Northwesterly, having a radius of 25.00 feet and a delta angle of 91 °02'10"; thence run
Southwesterly along the arc of said curve for a distance of 39.72 feet to a point of
tangency; thence run North 89°25'59" West, along the South line of said Lot 2, for a
distance of 235.26 feet to the POINT OF BEGINNING.

• SECTION 2:
All Ordinances or parts of this Ordinance in conflict herewith are hereby repealed.

SECTION 3:
Should any section or part of this section be declared invalid by any court of competent
jurisdiction, such adjudications shall not apply to or affect any other provision of this Ordinance,
except to the extent that the entire section or part of the section may be inseparable in meaning and
effect from the section to which such holding shall apply.
SECTION 4:
The provisions of this ordinance shall be effective as provided by law.
