A G R E E MEN T
THIS INDENTURE OF LEASE, made this ____day of October, A. D.
1927, by and between CITY OF CLERMONT, a municipal corporation,
organized and existing under the laws of the State of Florida,
hereinafter called the Lessor, and CLERMONT WOMAN'S CLUB, a
non-profit corporation, organized and existing under the laws
of the State of Florida, hereinafter call ed the Lessee,
WITNESSETH
That for and in consideration of the annual
rental hereinafter reserved, the said Lessor does hereby let
and lease unto the said Lessee the following described real
estate situate, lying and being in the City of Clermont, Lake
County, Florida, described as follows :
Lots Nine and Ten, in Block Seventy-three, according to
the official. map of the City of Clermont;
for a term of twenty-five years, beginning upon the date of this
lease and expiring at the end of twenty-five years ; subject,
however, to the further provisions of this lease.
The annual rental of the demised premises is the sum of One
dollar, payable annually upon the anniversary of this lease,
the receipt of the rental for the first year being hereby ac-
knowledged.
This lease is granted by the Lessor upon the following ex-
press conditions, which the Lessee, by the acceptance of this
lease, agrees to, towit
1. The Lessee will assume and pay all municipal assessments
heretofore levied and hereafter to be levied by the City of
Clermont against the property described.
2.The Lessee agrees to pay all State and County taxes which
may be assessed or levied against the said real estate during
the life of this lease, including any and all special school,
road, drainage or other district tax.
3. The Lessee agrees not to sublet any portion of the prem-
ises described to any other than a religous, educational or
philanthropic organization, without the consent of the City
Council of the City of Clermont.
4. The Lessee agrees that upon violation of any of the cov-
enants and conditions herein enumerated this lease may, at the
option of the Lessor, be terminated and the Lessor re-enter
and take possession of the premises.
5. The Lessor reserves the right to lay sewer and water lines,
electric and power lines and poles in such places on the prem-
ises as may be reasonably necessary.
6. In the event of construction of, or repairs to, sidewalks
abutting on the premises, the Lessee is to be governed by the
same rules and regulations as a private individual owning the
premises would be.
7. The Lessee agrees and covenants upon the termination of
this lease to quietly and peacably vacate and surrender up the
demised pr operty, and t'ha t all improvements thereon affixed to
the soil shall become the property of the Lessor.
8. The Lessor gives no warranty of title, and no further
liability shall attach to the Lessor through a failure of title
than an estoppell to deny the execution of this lease.
This lease is executed by the Lessor through its Mayor and
City Clerk, by virtue of an Ordinance duly passed by the City
Council of the City of Clermont ; and is executed by the Lessee
by its President and Recording Secretary, pursuant to a reso-
lution duly passed by its Board of Directors.
IN WITNESS WHEREOF the parties have hereunto affixed their
names and seals, acting through their authorized officers as
above mentioned, the daw and year first above written.

passed by the City of Clermont.
