1967-02LEASE THIS INDENTURE of Lease entered into this 1st day of September, 1967, between CLERMONT-GROVELAND ELKS CLUB, a non -profit Florida Corpora tion, hereinafter referred to as the Lessor, and the CITY OF CLERMONT, FLORIDA, a Municipal Corpora- tion, hereinafter referred to as the Lessee. WHEREFORE, upon consideration of the sum of One Thousand- Five Hundred ($1,500.00) Dollars (which sum represents the entire consideration for this lease) and the hereinafter mutual covenants and promises, the Lessor. hereby leases unto the Lessee the hereinafter described Real Property being and situated in the City of Clermont, Lake County, Florida: All of the parking area lying and being on the following described property: Lots 1,3,5,7, and 9 and the North 60 feet of Lots 2,4, and 6 all in Block 80, according to the Official Map of the City of Clermont, Florida for a period of ten (10) years commencing the 31st day of August, 1967 and ending the30th day of August, 1977, and further provided that: 1. The Lessor shall, before the effective date of this Lease, pave the above described property according to the specifications as set forth in the Clermont City Code and Ordinances. 2. The Lessee shall pay the sum of One Hundred-Fifty ($150.00) Dollars per year, the entire sum payable in advance. And the Lessor acknowledges receipt of One Thousand-Five Hundred ($1,500.00) Dollars upon signing of this Lease. 3. The Lessor may terminate this lease at any time upon thirty days notice to the Lessee, provided, however, that if the Lessor shall elect to terminate this lease within Jive years from the date hereof, they shall pay the Lessee the sum of One Thousand - Five Hundred ($1, 500.00) Dollars as penalty therefor. 4. The Lessee shall keep said property in good repair for the duration of this agreement and B.hall hold the Lessor harmless from any claim for damage occasioned on said property. (If Lessor should terminate this lease after five (5) years from da te hereof, then the rental sum shall be reba ted to Lessee on a pro-rata basis.) 5. Lessee B.hall have the privilege of installing appropriate directional signs at locations determined at its discretion, indicating that the subject area is open to public parking. 6. The Lessor sha:ll keep current all county and city taxes and all special assessments.
