R-96-903• • • Cl7Y OF CI.ERMOIVT RESOLUTION No. 903 A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF CLERMONT, LAKE COUNTY, FLORIDA GRANTING A CONDITIONAL USE PERMIT TO AMEND RESOLUTION NO. 749 TO ALLOW THE JOINT USE OF A SINGLE FAMILY RESIDENCE AND A BEAUTY SALON, LOCATED IN THE C-2 GENERAL COMMERCIAL DISTRICT. WHEREAS, the Planning and Zoning Commission of the City of Clermont, Lake County, Florida at a meeting held March 5, 1996 recommended approval of this Conditional Use Permit to amend Resolution No. 749 to allow the joint use of a single family residence and a beauty salon, located in the C-2 General Commercial District at the following location: LOCATION 1402 Emerald Lakes Drive The City Council deems it advisable in the interest of the general welfare of the City of • Clermont, Lake County, Florida to grant this Conditional Use Permit; NOW THEREFORE BE IT RESOLVED by the City Council of the City of Clermont, Lake County, Florida that: SECTION 1. This application for a Conditional Use Permit to amend Resolution No. 749 to allow the joint use of a single family residence and a beauty salon, located in the C-2 General Commercial District be granted subject to the following conditions: 1. The property must be developed in substantial accordance with an approved site plan. 2. All applicable rules and regulations shall be met, including final site plan approval, landscaping, drainage, parking and sign regulations. All required landscaping must be served with a permanent irrigation system and must be properly maintained. The drainage and stormwater retention requirements of the appropriate regulatory agencies must be met, and approved by the City Engineer. This property may be used as a single family residence as the primary use and a beauty parlor as a secondary use only. No other business operation may be conducted from this facility. 4. Standard building codes regulating the dual occupancy of a commercial use within a residential dwelling shall be adhered to. 5. No further expansion of the use or additions to this facility shall be permitted except as approved by another Conditional Use Permit. 6. The final Certificate of Occupancy cannot be issued until each of the stated conditions has been met. 7. This permit shall expire if operation of the business has not begun within one (1) year of the date of this Conditional Use Permit. 8. If any of the stated conditions are violated, the applicant understands and agrees that the City Council may revoke this Conditional Use Permit by resolution.
